Rent agreement

My friend has taken a shop on rent on 9 years agreement at 150000PM with annual increase of 15%. Will the said agreement on a Rs.100 stamp paper sufficient as land lord refused to get this agreement registered .Will the interest of my tenent friend is safe.Can the land lord get the said property vacated in violation of the agreement

The tenant and the landlord would be governed by the Agreement executed between them. However, in your case, your friend is safe provided he does not violate any conditions of the contract. Further, he may be taking risk with the deposit which he would have paid to the landlord in the event of breach of the contract.

Therefore, I advice even if the agreement is not registered you should pay the requisite stamp duty. So in the event the matter goes to the court your friend is safe.

The registration of a 9 years lease agreement is compulsory under the Registration Act.
