Legal Question in Landlord & Tenant Law in India

sir,

i am planning to purchase a land from a builder in adibatla village of hyderabad. the land is very close to TCS and TATA aerospace in adibatla village. the land available with the builder as per sale deed is 4acrs and 11 guntas (in survey no 237,239,240,241). but he is claiming 5 acrs and 12 guntas of land in his layout instead of 4Acrs and 11 guntas. he is explaining that this deviation is because of measurement error done by revenue department. the seller made the layout of the venture with 4acrs and 11 guntas by manipulation.

the land is surrounded by govt land in 2 directions and private land in the other two directions. the land is having fence in all the four directions.

can you please suggest me whether i can purchase a 200sq yards plot in such a venture.

If the piece of land which you are buying has a boundary line; which is not disputed then it should not be a problem. One needs to see the authorized plan, and all title related documents to advise.

You need to be doubly sure that the land you intend to purchase is not Government assigned land. An application can always be made to the Registrar to carry out the actual measurements of the land. For purchase of part of the land, proper demarcation of the land needs to be completed first.
