Tenancy right for daughters - Maharashtra rent act

My wife is the only daughter of her parents. My in-laws (her parents) stay alone in a rented apartment since 1972. In the eventual event of both parents passing away - what is the possibility for my wife to continue with the tenancy of the apartment. She currently stays with me and I have a owned flat in my own name. She is not a co-owner or joint-owner. Can we talk to the landlord to pay us a lump sum amount for relinquishing the tenancy rights. In case my wife cannot stay at that premises - does the tenancy right lapses back to the landlord? Please advise. The location for all this is Pune, Maharashtra,

tenancy right devolves - and incase there is a society - the nomination can be made - staying in that apartment depends upon you to decide! - no need of any additional payment to then landlord!

The tenancy will devolve on your wife as per law of succession with full rights as an original tenant. Stay or no stay may make difference in accordance with local rent laws. Regarding asking the landlord for lump sum amount, i am strictly against it. His only mistake he provided you with a roof when you needed it most. Even otherwise its illegal.
