sir, my father was adopted in 1968 and the adoption was not registred. now my father's adopted father ie my grandfather was died in 1987. now my grandmother is not willing to give any of the property. is it legally acceptable.now my father is standing without any property on his name.but my grandmother gifted the property equally to my father's 2 children ie me and my elder siter.

in case the properties are ancestral and joint, your father may have an equal right along with his children and mother.

Dear Sir / Madam,

The entire process adopted for transfer of the property is legal and valid. Your grandmother is well within her right to gift the property to her two grand children through a Gift Deed by paying the prevailing Stamp Duty at the time of Registration of the property in your names.
