Legal Question in Real Estate Law in India

My grandfather left a property in his name. It was allotted to him by govt. He has done an unregistered gift deed in the name of my father when the property was leasehold. It was done freehold later on. He also left an unregistered will in the name of my father after the property was freehold. My father is paying house tax and is residing in the property. Also, the water and electricity meters are in his name. My father has two married sisters. Can they claim the property? They do not have any deed or certificate in their name. What chances do they have in winning a share? The property is in Delhi, India.

if your grandfather acquired the property all by himself, he had all the right to gift or bequeath the same. but if it was a joint property or a property of an undivided HUF, then your paternal aunts may claim the share. it is advisable to see a lawyer along with your documents.
