Legal Question in Real Estate Law in India

we have land of 5250sq ft along with 500 sq ft built house in chennai which belongs to my grandmom purchased on 1959. My grandmom expired on 1985 leaving an unregistered will stating that "My father has whole rights for the above mentioned property and no rights for her daughters.(Legalheirs for my grandmom is:1-son and 2-elder daughters)

Last year, my father made settlement deed to my mother by executing the mother document and the unregistered will.Patta is my father's name and in that patta "RPT no" is mentioned as 681/283/2002. while preparing this settlement deed, by mistake RPT no is typed as 681/2B3/2002(instead of 283-its typed as 2B3-alphabet).

Now pls advice us:

1)How to make the rectification in the settlement deed?

2) Will it be an issue while going for bank loans?

3)Pls tell me the procedure to make the changes in the settlement deed without cancelling the setllement deed and to be proactive in future?

Note:Measurement of land, patta no, survey no-everything is correct. RPTno only varies and fyi,we have received new patta on my mother's name having applied after this settlement deed)
