Legal Question in Real Estate Law in India

Hi , I am Rahul from UP , India . I have a flat currently in my and wife's name i.e. she is co-owner . We also have a loan for the same which is completely paid by me . Now , we are getting mutually divorced and with other settllements wife has mutually agreed to transfer the flat in my name and I would also be transferring the remaining loan in my name . I would like to know the best and simple legal way of changing the join ownership of flat to a single person and also the process of transferring the join loan to a single person.

You are not clear. You say the loan is completely paid by you in one place and in another place you say you want to transfer the joint loan to a single person. Anyway loan sanctioning authority gives loan based on the income of the borrowers. So find out how the loan was sanctioned to you, whether based on your salary or your wife's income was also included while sanctioning loan.
