Legal Question in Wills and Trusts in India

My father executed a registered will in favour of a third person ,who is not related to our family in 1993. But he also executed a unregistered will in favour of my my mother for the same property in 1997. Which is the valid in the law?

Even if a will is not registered it will be valid in law provided other requirements are complied with.Secondly, last will always prevail if it is clear and unambiguous.
