Can a buyer cancel the purchase of a home due to they found out they cannot rent the home due to the HOA rules/regulations based on:

per the purchase agreement:

section J, line 123:

The buyer MAY terminate this agreement if the property is subject to building or use limitations by reason of the location, which materially interfere with the buyers intended use of the property?

It is incumbent upon the buyer to ascertain the existence of such problems before the sale. IF the sale hasn't yet taken place or closed, the buyer may be in a position to cancel.
