Claim undeveloped real estate I maintain?

My neighbor and I have maintained an undeveloped tract of land for the last 20+ years. Is there a legal method for us to ''claim'' ownership even though the land is deeded to someone else?

I need more facts as to your maintenance of the tract. There is a doctrine called adverse possession where ownership can be deemed to be in an occupying claimant-it is a strict doctrine applied sparingly by courts. You would probably need to retain counsel to file a quiet title action but the key will be whether or not you openly claimed title was yours for the entire 20 years-did you pay the taxes?
