life estate

I have a life estate which is my mom's house. She has since moved into a rest home. Can I sell this house with out her approval? She has alziemers.

Probably not, since she has an interest in the real estate. Most likely, you will need to have a guardian appointed, and obtain court approval to sell the property if she is unable to make decisions on her own.
