what is the legality of a sellers right to cancel in the state of kansas, the purchase of real estate and can said sale be forced to procede if seller is willing to forfiete rights to the earnest moneys

Should you wish to provide more information, i.e., written contract for purchase; time frame specified w'in such contract for rescinding; quarantees w'in to which seller is committed; specified time frame w'in which purchaser must act? Be aware of time frame w'in which you must act or give notice or you might lose the right to rescind.
