Legal Question in Real Estate Law in Kentucky

purchase of house at court auction

We purchase a house on the 'steps of the court house looked good, however we found out later the basement is full of water and mold throughtout the house. I believe we can't get a loan on it. Is there anyway to get out of this and not lose our deposit? We have not paid anything yet or signed any papers.

If this was a commissioner's sale, it is final. No warranties or refunds, it is sold as is. It should have been advertised for three week prior to the sale.
