Must mortgaged property be sold to pay the debt upon death with distribution of profit, or do beneficiaries of a will take on the mortgage along with the property?

Usually, the mortgage provides that the debt is due upon death of the borrower, so it would need to be satisfied as a part of probate, unless that lender agrees to allow others to assume the debt.
