Legal Question in Consumer Law in Louisiana

have a question, I rented a house for a year, while the time I was living there we have so many problems, you just name it, leaking roof, floating bath, leaking bath,problems with the sink in the kitchen, appliances not working, rats... we were very patience with the owner of the house with the time of this repairs. Rent was always paying on time every 29,30 or 1.. we take the check to his house and also his mail. The house was always always very clean. I did some painting in the house on the doors that were not painted, and also some cleaning in the carpet (old carpet maybe 5 years old carpet or more) and the rest of the house when I move it was not durty but not clean at the same time, windows were dusty, durty oven and frige, High cealing fan very durty ( maybe 2 year without clening them). At the end of our lease we let our landlord know that we were not rent the house for another year, that we were leaving. 2 days before leaving I told the landlord that when he is going to come back to give him the keys and inspect the house with him. He said that we have to leave him the keys in the kitchen and he did not want us to give them in person. He wants us to leave without see him. Now 30 days passed and no answer yet from him. In the 35 day my husband send him a text and told him that his right to keep our deposit was expired. The same day he made a letter and sending us letting us know that he will not refund our deposit, making an unfair deductions. Like Trees in the little backyard, carpet's cleaning,cutting the grass etc etc etc... We cleaned the house before leaving in every detail, and now we do not have a refund. Now my question is What we can do to get our money back. I do not have pictures of How I leave the house because I never expect he wanted to take our money, but I do have a pictures How I keep the house all the time.

You will need to sue him for the return of the deposit. You should do this in small claims court, bringing all documenation, pictures, receipts, etc
