Legal Question in Business Law in Maryland

I recently did some repairs to my grandmothers house which raises the value significatly. I'm in the process of obtaining a home equity loan with her to consolidate all of the loans that I took out to do the house. My name is not on the deed or in her will. She has 5 children. She is not willing to change her deed or add me to the will. Is there a form that I can get her to sign, that would prevent her children from selling the house if she dies? This is in Maryland.

This should have been worked out before you did the work and took out the loans.

Now, You can ask her to give you a life estate in the property after she dies. However, it looks like this may not be an option. Yes, she can give them all a life estate. However, I don't see what your goals are in doing this. Simply because the children don't sell the house does not mean you will get it. If there is a home equity loan, the loan will have to pay off before they sell it.

It's unfortunate you didn't check with an attorney beforehand.
