I want to divide my duplex home into 2 separate deeds

Many duplexes in AA County, Maryland are separately deeded. The deed itself is a relatively simple document. However, if your property currently consists of a single lot or is not zoned to have duplexes, you will need to obtain county approval first and legally divide up the land into 2 separate "legal" lots. Usually this means going through a subdivision process which can be a long and expensive proposition and may or may not be available depending on your zoning classification.
