if a lease was terminated by the landlord and was mutually agreed by tenant by electronic email is that sufficient to be used.

It should be, unless the lease specifically requires a different means of providing notice for terminations. Typically the lease will require notices to be "in writing" and thus any means of writing should be sufficient.
