Legal Question in Real Estate Law in Maryland

I purchased a home in a new developement. It is a border property. I have found that another property that borders mine has built part of his fence on my property. How can I get him to remove it?

Ask him politely. If he refuses, ask him again politely, but this time in writing. If he still refuses, hire a Maryland real estate lawyer to send him a letter and properly escalate the matter (ultimately resulting in a lawsuit if the neighbor persists). You may have to have a survey of the property completed to prove that the fence is over the line. If you have owners or lenders title insurance (likely if you have a mortgage), you can certainly file a claim.
