real estate deal gone bad

my aunt and uncle (brother and sister) owned home and property together. They split it up, she got the land in back he got the house and land in front. She paid off the joint mortgage. She says she has a promissory note from him that says he cannot rent the house until he pays her back $30,000 for back mortgage and improvements to the property. Is this even legal? He is the sole owner on the deed. Can she demand such terms in lieu of payment?

If your uncle agreed to those terms, unusual as they may be, there is nothing illegal about it. I would think she'd be better off letting him rent the house and turn over the rental income to her to pay off the note he owes her. Why don't you suggest that to her?
