Are there any restrictions to creating a baseball field on residential property and charging local schools and teams to use the field?

Your city and/or county likely has zoning and land use ordinances (restrictions) in place regarding how you can use property. Some property is zoned strictly residential. Some property is zoned a mixed use of commercial and residential. Regardless of how the property is zoned, you can try and obtain a "variance" (a fancy term for an exception to the rule) if you have a good reason.

BEFORE you start building your field of dreams, I STRONGLY recommend that you hire a lawyer to review the zoning ordinances and tell you what you can and cannot do with the property, how much it would cost to attempt to change the zoning on the property or have an variance issued.
