Legal Question in Real Estate Law in Maryland

Tenants vacated the property prior to written notice to do so and left thousands in damages. I have provided them the written estimates by a licensed contractor and they are now demanding "free access" to the property unsupervised to make repairs themselves that they are not qualified to do. Do I have to allow them to do this?

In a word, No. Reason being that the lease is now terminated with no obligations for performance beyond payment of rent. However this may be a course of recovery. As an attorney having years of experience with property matters including real estate rehab and initial construction, I can provide a valued service with resolving the dispute.
