can a landlord take a sum of money out of my security depoist?

Yes, a landlord is permitted to deduct money from a security deposit, but s/he must do so in strict compliance with the security deposit law (Massachusetts General Laws Chapter 186, �15B).

Yes. If the tenancy has ended and you have vacated and the landlord has, within 30 days of your vacating, sent you a written accounting of repairs beyond normal wear and tear, claimed caused by you, that were to correct conditions that were not listed on the condition of the premises statement you both should have signed at the outset of the tenancy.
