Keeping a security deposit if tenant abandoned my rental unit

Hi,

I had a tenant at will leave my apartment in

MA without giving me 1 months notice. He also left the apartment very dirty and I've spent over 20 hours cleaning it to get ready to paint and make it rentable again. Can I keep my former tenents security deposit for not giving me one monts written notice & leaving the apt a mess?

Retain an attorney immediately to determine that you have properly maintained the security deposit and determine what amount of it, if any, you are entitled to claim in a written notice within 30 days of the tenant vacating, as you could be held liable for triple damages and attorney's fees if you are determined to have failed to return the deposit within 30 days, unless you have a right to retain it.
