In MASS, is a landlord required to give 24 he written notice before entering a rented unit providing it's not an emergency?

No.

A landlord is required to give "reasonable" notice. The frustrating thing about the definition of "reasonable" is that it changes from situation to situation. 24 hours has been found to be reasonable, but that does not mean that less than 24 is not reasonable in any given circumstance.

I agree with Attorney Hemingway in all respects, but would add one thing. Your particular lease agreement may call for less or more notice. As he said, 24 hour notice may be reasonable given all the circumstances, and it may not.
