Legal Question in Landlord & Tenant Law in Massachusetts

I have a Property that I rented to a woman who was having financial trouble we had a verbal agreement that she would pay $600.00 per month after the first month she stopped paying I felt bad for her situation so I told her just pay your Utilities and the Water bill she agreed and payed her water bill.. After almost one year with no rent I sent her a letter that I have someone who wants to actually pay rent and I need her to either move out or start Paying the rent which is now going up to $900.00 per month she Agreed again to pay the $900. this time I had her sign a rental agreement.. Now here I am with NO RENT and she sent me a letter that states that if I don't repair the House that she has not payed anything on in over a year she will not pay and she states that I am now responsible for her Water usage !!

Please help me !!! What are my options??
