Legal Question in Real Estate Law in Massachusetts

Deed

My husband n i bought a house,we went threw a morgage company ,who approved the house ,valued the house,inspected the house we in return bought the house,and now we found out we have extended water damage ,we cannot put up a fence in the back yard,because they have a fence connected to our house and we were told we would have to go to court to knock it down even though the deed states we own the property his fenceis on,but in our inspection report the company states there qwere no desputes about this land,and the deed did not show any problems with this,the electrical is dangerous ,and ewe were told that we cannot sell a house like this,we bought it 8 months ago,so how could they sell if we cannot with these problems ,

The first question I need to ask is, were you represented by an attorney? if so contact him immediately. I do not mean the closing attorney as he represents the Mortgage Company.

Do not delay, go see an attorney as soon as possible.

If not contact a local attorney to review your purchase and sale agreement the inspection report and the survey. Also the disclosure statements provided to you by the seller and the Broker if there is one.

If there was hidden water damage, e.g. they painted over it so it was not visible that is one thing. If the inspector missed it that is another. You want an attorney who does real estate litigation. Unfortunately there is no such thing as inexpensive litigation.
