Offer to purchase real estate

If paying a 3% downpayment, where do we write that in on the offer form, this is a 'for sale by owner' property. Under escrow or further deposit?

there is a standard form which indciates the sales price etc. If you need assistance, please contact me.

I recommend you hire a MA attorney to assist you with the purhcase. The money you spend now will save you a great deal of money and aggravation in the future. I can't tell you the number of people who contact me after buying a home without an attorney who get into problems that easily could have been avoided had they used their own attorney for the offer and P&S.

The Offer should also contain a Mortgage contingency, if you need to get a Mortgage.
