Re: Rent Increase laws

There is no law limiting the amount a landlord can charge for rent. If you are a tenant at will, the landlord can seek a rent increase after serving a notice to quit terminating your old tenancy and offering a new one at the increased rate. If you fail to accept, the landlord can then file a Summary Process Action and seek to recover possession of the apartment. You are always free to negotiate with the landlord as to the amount of the increase. If you are a tenant under a lease, the landlord cannot seek to raise the rent until the lease expires.
