I just bought a new home 12/30/08, and I'm currnetly renting a home in Brooklyn Park Mn. My lease is not up until 3/31/2009. Is there any legal way I can break my lease? Is there any clause that may make it possible to break a lease due to the purchase of a new home. If not is there any way I can make payment arrangements for the remainder of the lease until its paid off, how does an unlawful detainer affect a persons credit? There is no way I can pay a mortagage and my rent for the next 3 months. I want them to work with me and give me more time, it they are not willing to break my lease. Can you please help? THANK YOU.

You're probably in tough shape, but I would take your lease to an attorney to have it carefully reviewed. If you can find a replacement tenant, then it is probably "no harm/no foul". If you cannot find a replacement tenant, then you are going to have to seriously evaluate the situation, and probably proffer a payment plan to the landlord. There may or may not be defenses to the obligations under the lease; you will have to weigh the costs of litigation against the balance due on the lease. Be careful to give the required lease termination notices.
