room and boarders v. renters: what is the difference in the rules/laws, if any, in eviction notices between the two?

In most aspects they are the same. However, one difference, among others, is that you can't have personal service by having the process server leave the documdents with an adult in the residence, with a room renter, versus a a seprate apartment or house renter.

As to boarders, a landlord can't withhold the other services, i.e. food without breaching the lease, unless the lease says otherwise.
