two people on quit claim deed can one force the other to sell his half of the property or force him to buy out the other's share?

One can possibly push another owner out. They cna bring acase to divide the property or quiet the titel in teh name of one owner. The judge will either divide the property by physical description, or find a fair market value by which one can buy out the other. If you feel the value is too low, you may have the option to buy the other one out at that price.

You may need to file a lawsuit seeking the Partition of the property. Most of those cases do eventually get settled with the parties coming to some agreement and one party buying the other party out. In some cases, the Court actually divide the real estate, but in most cases that do not settle the Court Orders that the real estate is sold and the money divided between the parties. In this situation, it would probably be in your best interests and would probably save you a lot of money if you hire an attorney. I do handle these types of cases.
