I am a widow and I own (2) properties mortaged, is it better to get a Quick Claim Deed or

a Beneficiary Deed for my single son?

Your question has tax implications for you and your Son, that you may not have considered, as well as future benefit qualification. Perhaps you should consult with your accountant, and then seek advice from an attorney about how to obtain the result you and your accountant have decided upon.
