If the property is located in Nevada, you should re-post this query for a Nevada landlord-tenant attorney.

In CA, you would have to serve either a 3-day, 30-day, or 60-day notice, whichever is appropriate. Then, if the tenant does not comply within that period, you can file a lawsuit called an unlawful detainer that the tenant must answer within 5 days after being served. If the tenant does not answer, you can take the tenant's default, and prove up your case. If the tenant loses in trial or defaults, you will get a judgment and have the sheriff or other evicting authorities evict the tenant within a few days.

In CA, the Judicial Council web site has all the court forms necessary. The notices are widely available on the internet and also should be available on the LawGuru web site.
