Leaving home to Grand daughter

I am buying a house. How can I leave it to my Grand daughters at my death without them paying tax yet have full control of home until my death? Joint ownership, with right of survival? Thank you.

Is your granddaughter an adult? Children cannot own property in their own names.

Did you know Nevada has no estate or inheritence taxes unless you have a total worth of more than $500,000. (It actually might be closer to $850,000 or even &1,000,000 - I'd have to look it up)

If you have joint ownership with right of survivorship, you lose control of the property and can't sell without the other person's signature. And their creditors can place a lien on your home. So DON'T DO THAT!

Have you considered a living trust...or maybe just a will? Have you considered how she will make the house payments or whether she wants to keep the house? There is a lot to consider. If you are in Las Vegas, I hope you will call me for a consultation, and we can discuss your options.
