Legal Question in Landlord & Tenant Law in New Jersey

I've rented the 2nd fl or a 2 fam for 12 yrs. Feb 28th there was a fire downstairs. I have no lease. My apt has no electric, heat and there is smoke damage. My landlady says that legally I have to give her 30 days notice before moving out even though the apt is unlivable. Please help.

If the premises are unfit for living because of a fire, you do not have to wait 30 days to leave. It sounds like a serious fire occurred if electricity and heat are no longer working. Your landlady may even be responsible for relocation expenses if the apartment cannot be repaired within a reasonable period of time.
