i want to break my lease because i feel unsafe in my residence

My wife and I live in a crack infested part of southern new jersey, that we did not know was like this when we moved in. Its been getting worse and worse, the security doors dont lock, the office has pit bulls in it, and when we ask for help form the office for anyhting they respond harshly and harras us. after asking them if we could move, we were given a cease and desist noise letter, because i play guitar in the afternoon, as i have been since we moved in in february, with no complaints to me byt the other three tenants in our complex. Heres an example of how bad my complex is, a cop was beat up by drug dealers in our parking lot.

all we want to do is leave, and move elsewhere.

Send a certified letter to the landlord with a very detailed letter on the problems with the area and a request that it be taken care of within 10 days, or you will consider this to be a constructive eviction. When, inevitably, he doesn't make the corrections, move. If he sues you for the rent, argue the constructive eviction; be ready to have very specific evidence for the judge in that case.
