Lost the Job Need to move but the landlord is being difficult

Recently in feb 2004 renew the lease but lost hte work in march 31st and i have an offer of out of state, spoke to the landlord, but only response i am getting is i have to pay $400.00 for lease breaking and the responsible to pay the rent until they find the tenant. I n a hard ship like this what is the tenant right about this situation.please advise how to work it out with the alndlord.

It is indeed unforunate that you lost your job, but you did enter into a contract (your lease). Unless the landlord is willing to compromise, your desire to move would constitute breaking the lease and entitle him to damages. His damages would be the lost rentals plus any costs he may have to advertise, fix up and other costs involved in obtaining a replacement tenant. He is entitled to charge you for all lost rent up to the end of your lease, or until he procures a replacement tenant, but is under the obligation to use his best efforts to find one as soon as possible. I suggest you inquire about a lump-sum settlement and try to negotiate a better deal. If he is unwilling, you are responsible.
