Legal Question in Real Estate Law in New Jersey

Is a new NJ rental complex able to increase rent any amount they want at lease renewal? Can you have an addendum to state the limit of the increase? Is it legal for this complex to reject any addendum regarding what is disclosed in a conversation log or just reject all addendums in general?

The management company has a majority of its properties in the VA, DC area with one existing and a new one opening in NJ.

They can demand 'reasonable' rent increases, in the new lease (usually once a year). They have to do it the right way, which I can discuss with you after I look over your lease.
