Legal Question in Real Estate Law in New Jersey

I just rented a home to someone and within hours they changed their mind,,what can I do I asked them instead of court and the person being responcible for the yr I would take a month,,I didn't even put the check in the bank they gave me yet ,,they asked me to wait two days,,now I am sure it is not good,,what should I do and rights? I tried to talk to them ,,they just yelled and sceamed becaused they changed their mind within hours of signing the lease but it leaves me out in the cold and loss of rent for the month for sure,,they don't care I explained I may be able to get the whole yr lease if I don't rent it and one month was fair they don't see if that way,,now what? this property is a single home in south nj...thanks so much

First, deposit the check. The worst that can happen is that it doesn't clear but you won't be able to prove anything if you don't try to deposit it. � If you have a signed lease, you should be able to obtain a money judgment against the tenants for your damages. See if you can get something in writing from the tenants to the effect that they are not going to move in. Then, proceed with trying to rent the house so that you can establish your damages. Then, if you have damages, you can sue to recover the money. � My firm handles matters of this type.
