Can I split a large condo unit in Montclair, NJ into two separate units for rental purposes without having it re-zoned?

I do a lot of zoning law. I do not think that zoning will be your problem, the area is very likely zoned for multifamily dwellings like apartment buildings and condominiums. You will run into other issues, however, including dealing with the condo association.

Your situation sounds very, very similar to someone I know in Montclair who joined two condo's together when he got married. Then he split them again when he got divorced! He moved, he did not stay living next to his ex.
