specific performance timeline

If a contract is breeched and a les pendens is filed along with a specific performance can the claim be orginally filed for immediate action due to irreparable harm? Or Does the claim have to be filed giving the other party 15 to 20 days to respond?

The lis pendens is filed togetehr with the Notice of Petition and Petition (the Summons and Complaint). Both should protect you but this can be a tricky procedure.
