Legal Question in Landlord & Tenant Law in New York

We have been living in our house (rented) for almost 3 years. Have a great relationship w/ landlords and are excellent tenants. They came to us last night and told us they sold the place and want us out in 30 days. Can they do this? Only 30 days?

If there is a written lease, the landlord must honor the time as long as rent is being paid.

If there is no written lease, or if the written lease expired, a landlord may evict after giving a 30 day notice. Of course, landlord - tenant law is more complex then this simple answer.
