Legal Question in Landlord & Tenant Law in New York

I purchased my house (a duplex) in November of 2007, and my tenants were already living there at the time. They were on a yearly lease which expired and switched to a month-to-month some time ago. I would now like to ask them to move out, because I have a friend willing to pay more rent. Am I correct in my understanding that, since they are month-to-month, I can evict them without cause? Thanks!

Yes, you may evict the tenants "without cause" by serving a 30 day (1 full month) notice. Thereafter, if they do not move, you would have to commence an eviction proceeding.
