Legal Question in Landlord & Tenant Law in New York

I receive a notice from my landlord (month to month) that effective Oct 1st that my landlord will increase my rent from $400.00 to to $800.00. What is the legal amount she can raise my amount each year in NYS.

There is no law if the apartment is not rent regulated.
