Legal Question in Landlord & Tenant Law in New York

We rented a month to month apartment. In January 2003 there was a major flood which did great damage. There was no use of the bathroom for several weeks and no use of the kitchen for several months. We did repair work to make the apartment usable and habitable.

We have not received our security back after moving out in May 2003. We wish to sue in small claims court but the county of Suffolk in NY says that the address of the party to be sued cannot be a post office box.

The apartments are owned by a corporation with a PO box address.

The landlord, is an attorney,and lives on premises and has an office locally. Can we send suit papers to his home or office addressed to the corporation. Otherwise how can we sue if we can't serve a PO Box?
