Legal Question in Real Estate Law in New York

3 yr old condo with lots of problems

We purchased our NYC condo almost 3 years ago. Many owner complaints have arisen during this time. An engineers' report was compiled, and significant structural, electrical, and plumbing problems have been documented. What remedies, if any, do we have against the building Sponsor under NY State law/NYC law? We have been diligent in our complaints & have undertaken some repairs ourselves, although not all homeowners have. Would we be better off pursuing the sponsor on our own, or should we join in any actions taken by the condo board, or both? Thanks for your help.

It depends on relations amoung the condo-ites. The first one will most likely pay the most, so in terms of $ it is better togeother. Also if there are any common space problems the board should bring action....
