Buying Wife Out of House

My wife and I bought a home in Aug of 04, She is the only one on the deed and on the title and mortage. the mortage co. said that would be the easiest way to get the mortage due to my credit. She now wants a divorce and wants to give me the house. I can not get a loan for the amount because of my credit. How else can we go about this so I can keep the house? I can afford the mortage payment each month with no problem. and she just wants to take her name off of everything, and let me have the house.But I cant find a m ortage co to give me a loan. we owe 145,000 on the house and the appraised value is 155.000.How do we do it ?????
