Landlord/Tenant Dispute

I am a landlord who rented an aprt. to a young couple, they had a fight and clearly stated that they were vacating the prem., my wife and I after receiving permission to clean the apt from the GF, did just that, (but removed nothing from the apt)now the BF is saying that we entiered with out perm. what happens after the 4/1/07 (and they still havn't removed their belongings, we have made repeated request for them to take care of this matter, he disabled the smoke alarms

Sounds like your tenants are troublemakers. Document everything, if you make any arrangements with them, put it in writing and have both tenants sign. If you write to them, send correspondence by regular and certified mail. If they do not move out and you still want them out, start eviction proceedings. It is a long and expensive process, but if you have bad tenants, cut your losses. You can enter premises in an emergency, for example: to check on electricity, water, etc.
