Getting out of a mortgage

I co-own a home with my mother but due to irreconcilable differences I want the house sold (but my mother doesn't) or get back the 50% investment I put in. Neither one of us can afford to pay for the house by ourselves. What are my options aside from selling the home?

You can waive the interest or transfer/sell it to anther if you want cash out.
